What you get

Warehouses, distribution centers, offices, retail and houses are all documented the same way: a LiDAR scan first, drawings second. We have not yet published an Ontario project; the nearest ADS work is in Los Angeles County and San Diego County, including a 4,700 sq ft multi-tenant suite building on Silver Spur Road in Rolling Hills (2024), the second floor of a 3,117 sq ft historic building on Olvera Street in Los Angeles (2026), a 26,580 sq ft commercial building in San Diego (2024) and the 146,404 sq ft Solana Beach Shopping Mall (2025).

Deliverables are picked per project. The registered 3D point cloud is the measured record; the 360° digital twin lets you check conditions from your desk; 2D CAD comes in AutoCAD and PDF as floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300 is available for BIM teams; MEP and structural elements are included when scoped, and BOMA or REBNY area calculations on request. In an older industrial building that means sloped slabs, racking and overhead services drawn where they actually are, as on the Olvera Street job, where non-orthogonal walls and uneven floors were modeled straight from the point cloud.

How an Ontario project runs: send the address, approximate square footage and the deliverables you need, and we quote with travel as a separate line. Scanning takes place while the building operates. Scans are registered, drawings drafted, and you review the set before we finalize.

Ontario FAQ

What does it cost?
The quote depends on floor area, how much is inside the space, which deliverables you order and travel. A big empty warehouse can be cheaper per square foot than a small finished office; a Revit model adds modeling hours to a CAD set. Each line is itemized.

Is it worth bringing you in from out of town?
For large industrial floors, multi-tenant buildings and anything headed into Revit, a measured point cloud generally pays for the trip. For a single small room it may not; we will say so.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draw from the point cloud rather than from field tape measurements. Column grids, dock heights and ceiling clearances come from the scan.

Does the building have to close?
No. Warehouses and offices keep running; we work around forklifts and staff, and after-hours scanning can be arranged.

Will the drawings work for my permit?
Yes, as the existing-conditions base for your architect's or engineer's submittal. The City of Ontario Building Department takes all permit applications digitally through its Citizen Portal Access, and applications filed on or after January 1, 2026 are reviewed under the 2025 California codes.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
