Older buildings rarely match their drawings, and Ogden has plenty of them. ADS documents what is actually there with a laser scan and delivers, depending on scope: a registered 3D point cloud; a 360° digital twin you can review in a browser; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections); a Revit model at LOD 200–300; and MEP and structural elements where scoped, including out-of-plumb walls, sagging floors and exposed structure that a tape measure would miss. BOMA or REBNY area calculations are available on request.

What does it cost?
Floor area, how much is inside, which deliverables you order and travel. Documenting a finished storefront with millwork and exposed brick takes longer than an empty warehouse; a Revit model takes longer than CAD alone. The quote is itemized so you can drop lines.
Is it worth bringing you in from out of town?
For a downtown commercial building, a warehouse, a multi-unit property or several buildings on one trip, yes. For one small house, possibly not, and we will say so rather than quote it anyway.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3, and draw directly from the point cloud, so irregular walls and floors appear as they are rather than squared off.
Does the building have to close?
No. We work around tenants and shoppers, and most buildings under 10,000 sq ft are scanned in a day.
Will the drawings work for my permit?
Yes. They serve as the existing-conditions base for the set your architect or engineer submits to Ogden City Building Permits & Inspections, which accepts commercial and residential permit applications online. Your design professional files; we make sure the existing conditions are correct.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
