What you get

The deliverable from ADS is a measured record of your North Charleston building, captured by LiDAR and drafted from the scan. Order what your project needs: a registered 3D point cloud, a 360° digital twin for walking the space from a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where they are scoped. BOMA or REBNY area calculations are available on request. Warehouses and industrial space with exposed structure and services are documented the same way as finished offices and stores.

We have not yet published a North Charleston or South Carolina project. The nearest work on our site is in Charlotte, where we documented the 10,443 sq ft Gallery House commercial building in 2025, and in Atlanta, where we scanned the 5,132 sq ft Fendi boutique at Phipps Plaza in 2022. We also documented a 9,110 sq ft single-family home in Banner Elk, North Carolina, in 2024.

How a North Charleston project runs: send the address, approximate square footage and the deliverables you want and we return an itemized quote with travel on its own line. A technician scans the building in one visit with a Leica RTC360, Leica BLK2GO or Matterport Pro3 while operations continue. The scans are registered into a single point cloud, the drawings are drafted from it, and you review the set before final delivery.

North Charleston FAQ

What does it cost?
The price follows floor area, how much there is to document, the deliverables you choose and travel. Point cloud and 2D CAD is the base tier; a Revit model adds modeling time. Quotes are itemized line by line.

Is it worth bringing you in from out of town?
In most cases, yes. The scan is a single visit, so travel appears once on the quote, and the drafting is done off site whether the building is in Charlotte or Charleston. Several properties in the Lowcountry can be scanned on one trip.

How accurate is it?
We draft from a registered LiDAR point cloud captured with Leica RTC360, Leica BLK2GO and Matterport Pro3 scanners, so every dimension is measured on site.

Does the building have to close?
No. Warehouses keep shipping, offices keep working and stores stay open while we scan. We work around staff and forklifts and can schedule off-shift if you prefer.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a renovation or tenant-improvement submittal to the City of North Charleston Building Department, which issues permits for residential and commercial construction and renovations from its One Stop Shop at City Hall. The design professional files it; we make sure the existing conditions in it are right.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and anyone you name.
