What you get
An as-built from ADS begins with a laser scan and ends with files your design team can use directly. We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3 and deliver, according to scope, a registered 3D point cloud; a 360° digital twin; 2D CAD in AutoCAD and PDF with floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300; MEP and structural elements where scoped; and BOMA/REBNY area calculations on request. In a stone or brick mill, a waterfront processing building or a downtown storefront, the point cloud records the structure as it stands, including the settlement and out-of-plumb walls that tape measurements smooth over.
We have not yet published a New Bedford project. Our nearest work is the Warehouse Facility in Brookline, MA, a 51,542 sq ft building scanned over Nov 11–25, 2024 and the only Massachusetts project on the site so far. Elsewhere in the Northeast we documented the Baldwin Farms Contemporary Residence in Greenwich, CT (6,200 sq ft, Jan 7–Feb 6, 2025) and an Office Suite in Manhattan (2,500 sq ft, Jul 24–30, 2024).
How a New Bedford project runs: you send the address, approximate square footage and the deliverables you need. We quote each item, with travel on its own line since we have no local crew. On scan day the building stays open while the technician works through it. The scans are registered into a single point cloud, the drawings are drafted, you review them, and the final set is delivered.

What does it cost?
Floor area and complexity drive most of the price; the deliverables you choose and travel make up the rest. A bare mill floor is quick; a processing plant full of equipment and piping takes longer to draft. Point cloud with 2D CAD is the base tier and each extra deliverable is a separate line.
Is it worth bringing you in from out of town?
Usually, yes. The scan takes one visit, travel is a single known cost, and the digital twin lets engineers and architects revisit the building from their desks. Documenting more than one property on the same trip divides the travel between them.
How accurate is it?
All drawings are drafted from the point cloud captured by a Leica RTC360, Leica BLK2GO or Matterport Pro3. Dimensions are measured, not inferred from old plans, which matters in buildings that have settled, been extended or been cut through over decades.
Does the building have to close?
No. Scanning happens around normal operations, and areas that cannot be disturbed during the day can be captured early, late or at the weekend by arrangement.
Will the drawings work for my permit?
Yes, as the existing-conditions base your architect or engineer submits. In New Bedford, the Department of Inspectional Services at 133 William Street, Room 308, reviews applications and issues permits for construction, alteration, repair, demolition and change of use, and its online system lets your applicant track the application's progress. Your design professional handles the filing.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you to use and share as you see fit.
