What you get
Miramar sits between Broward and Miami-Dade, and that is where most of ADS's Florida work has been. A project with us starts with a LiDAR scan and ends with a registered 3D point cloud, a 360° digital twin, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections) and, when your consultants use BIM, a Revit model at LOD 200–300. We document MEP and structural elements where scoped and provide BOMA or REBNY area calculations on request.
We have not yet published a Miramar project. The closest are the Commercial Warehouse in North Miami, 15,000 sq ft scanned in May 2025, and Gulfstream Mall in Hallandale Beach, a 506,000 sq ft property documented in 2021. In Miami proper we have scanned the Office Building in the Flagler District, 126,500 sq ft, with a Leica RTC360, and the Fendi Casa showroom in the Design District, 6,372 sq ft, in December 2021. Warehouse, big-box retail, office tower and luxury showroom: that spread is a fair guide to what we can do in Miramar.
How a Miramar project runs: you send the address, square footage and the deliverables you want, and we return an itemized quote. Our Miami office at 1110 Brickell Ave is the nearest ADS base, and any travel is listed separately. The technician scans while the building stays open; the scans are registered into a single point cloud, the drawings are drafted from it, and you review before final delivery.

What does it cost?
Four things move the number: floor area, how complex the interior is, which deliverables you order, and travel. A point cloud with 2D CAD is the entry point; Revit modeling adds time. The quote is itemized so you can cut lines.
Is it worth bringing you in from out of town?
Miramar is close to our Miami office and to the North Miami and Hallandale Beach projects listed below, so the trip is short and any travel line on the quote is small.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and draw from the point cloud, not from a tape, so what you get is the building as it stands, including the parts that are not square.
Does the building have to close?
No. Distribution floors, offices and stores keep operating while we scan; we schedule around shifts and can work after hours.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal. In Miramar that goes to the City of Miramar Building Division at 2200 Civic Center Place, which reviews applications for compliance with national, state, county and municipal codes. For condominium and co-op buildings three stories or taller anywhere in Florida, milestone inspections under Florida Statutes 553.899 also apply.
Who owns the files?
You do. We deliver the point cloud, CAD, PDF and Revit files to you and your consultants.

Before work began on this Design District furniture showroom, ADS measured the existing architecture, including exposed mechanical systems and structure. The space held several brand units at the time, so each footprint was separated in the drawings.
