Miami Gardens FAQ
What does it cost?
Cost tracks floor area, how much there is to draw (a shell space is faster than a fitted store or a house with a pool deck), the deliverables you pick and the Revit level of detail if you want a model. Point cloud with 2D CAD is the lowest tier. Quotes are itemized so you can trim them.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draw from the point cloud rather than from tape measurements. Big sites get the Gulfstream treatment, aerial and ground data combined, so roofs and parking fields are measured, not sketched.
Does the building have to close?
No. Retail, offices and warehouses are scanned while open; we work around shoppers and staff, and after-hours scanning is available for busy floors. Homes are scanned with the owners at home.
Will the drawings work for my permit?
Yes. The set is the existing-conditions base your architect or engineer builds the permit drawings on. In Miami Gardens permits are handled by the City of Miami Gardens Building Services Department at 18605 NW 27th Avenue, which runs an online Building Permitting portal for applications, status, payments and inspections and lists building re-certifications among its services. Two Miami-Dade rules often set the scope: the county sits in the Florida Building Code's High-Velocity Hurricane Zone, so window, door and roof replacements are designed to HVHZ provisions, and buildings are recertified at 30 years and then every 10 years, a report your engineer prepares from current plans.
Do you scan shopping centers and large commercial sites?
Yes. Gulfstream Mall is the reference: half a million square feet covered by blending drone photogrammetry with ground LiDAR, with outputs structured separately for architects, contractors and the leasing team. Smaller strip centers and single stores follow the same workflow in a fraction of the time.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit files go to you and to any consultant you name.
