What you get
If the existing drawings for your building are missing, out of date or never matched what was built, an ADS as-built replaces them with measured ones. We scan the building with LiDAR and register the scans into a 3D point cloud; from it you can order a 360° digital twin, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where the design needs them. BOMA or REBNY area calculations are available on request.
We have not yet published a Lynwood project; the nearest are elsewhere in Los Angeles County. In downtown Los Angeles we documented the second floor of a 3,117 sq ft historic institutional building on Olvera Street in May 2026, capturing low-light and partly dismantled rooms with Leica laser scanning and modelling the building's true geometry into Revit, CAD and PDF. On the Palos Verdes Peninsula we documented 4,700 sq ft of multi-tenant suites on Silver Spur Road in Rolling Hills in November 2024, and in Sherman Oaks a 1,000 sq ft residential entryway and hall in 2025. In San Diego, a 5,300 sq ft industrial facility at Thornmint Court was delivered as an LOD 300 Revit model with architecture and MEP.
How a Lynwood project runs: you send the address, square footage and deliverables; we quote, with travel listed separately. A technician scans with a Leica RTC360, BLK2GO or Matterport Pro3 while the building stays open. We register the scans into one point cloud, draft the drawings from it, and you review the set before we finalise.

What does it cost?
Floor area, how much is in the space to draw (racking, exposed services, mezzanines), the deliverables you pick and travel. Point cloud plus 2D CAD is the base tier; a Revit model adds modelling hours. Quotes are itemised line by line.
Is it worth bringing you in from out of town?
Travel is a single line on the quote. Scanning is normally one visit and the drafting is done off site, so distance adds little to cost or schedule. Our Los Angeles, Rolling Hills and Sherman Oaks projects were delivered that way.
How accurate is it?
Every dimension comes from the point cloud, not from a tape. At Thornmint Court the conduit, lighting and equipment were modelled from verified on-site conditions. Reflective surfaces are handled by adjusting scanner settings per area.
Does the building have to close?
No. The technician works around staff, forklifts and customers, and evening or weekend scanning can be arranged for busy warehouses and stores.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base for a tenant improvement, addition or remodel submitted to your city's building department. Applications filed on or after 1 January 2026 anywhere in California are reviewed under the 2025 California codes. Your design professional handles the submittal.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
