We have not yet published a Lynn project. Our nearest work is in Brookline, MA, where we scanned a 51,542 sq ft Warehouse Facility over Nov 11–25, 2024; it remains our only published Massachusetts project. Beyond that we have documented the Baldwin Farms Contemporary Residence in Greenwich, CT (6,200 sq ft, Jan 7–Feb 6, 2025) and an Office Suite in Manhattan (2,500 sq ft, Jul 24–30, 2024).
The service is the same wherever the building is. A technician scans the space with a Leica RTC360, Leica BLK2GO or Matterport Pro3; the scans are registered into one 3D point cloud; and from that cloud we produce the deliverables you have ordered: 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a 360° digital twin you open in a browser, a Revit model at LOD 200–300, MEP and structural elements where scoped, and BOMA/REBNY area calculations on request. For a multi-tenant commercial building or an older mixed-use block on a downtown street, the same visit gives your architect the exterior elevations as well as the floor plans.
How a Lynn project runs: you send the address, approximate square footage and the deliverables you want. We quote each item and show travel as its own line because no crew is based in Lynn. On scan day the building stays open. Registration, drafting and your review follow, and the final CAD, PDF, Revit and point-cloud files are delivered to you.

What does it cost?
It depends on square footage, how much detail the space holds, which deliverables you order and the travel involved. The cheapest option is point cloud plus 2D CAD; adding a Revit model or MEP documentation increases drafting time. We itemize every quote so the trade-offs are visible.
Is it worth bringing you in from out of town?
Yes for most projects. Travel is quoted once, the building is captured in a single visit, and the 360° digital twin saves your consultants return trips later. If a neighbouring property needs documenting too, the same trip covers both.
How accurate is it?
The drawings are produced from the point cloud, not from hand measurements, using Leica RTC360, Leica BLK2GO and Matterport Pro3 scanners. Irregular older structures are recorded as they are, so your architect is not designing to a square that does not exist.
Does the building have to close?
No. Shops, offices and apartments stay in use during the scan. We coordinate access to locked or occupied units in advance and can scan common areas outside peak hours.
Will the drawings work for my permit?
Yes. They form the existing-conditions base of the set your architect or engineer submits. In Lynn, the Inspectional Services Department in Room 103 of Lynn City Hall issues and approves building permits and carries out inspections and code enforcement. Your design professional handles the filing.
Who owns the files?
You do. We deliver the CAD, PDF, Revit and point-cloud files to you, and you may pass them to any consultant or contractor.
