What you get

ADS scans Lombard buildings with LiDAR and drafts the as-built set from the scan. You can order any combination of a registered 3D point cloud, a 360° digital twin for browser walkthroughs, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where you need them. BOMA and REBNY area calculations are available on request.

Our nearest published work is in Chicago, about twenty miles east: a 400 sq ft pre-installation survey for a luxury kitchen in 2025, where the client needed exact wall, ceiling and opening dimensions before custom cabinetry was fabricated. In the wider Midwest we scanned the 4,358 sq ft Windsor store at Easton Town Center in Columbus, Ohio (2025) and a 1,750 sq ft Daylight Coffee shop in Basehor, Kansas (2024). We have not yet published a Lombard or DuPage County project.

How a Lombard project runs: you send the address, approximate square footage and the deliverables you want, and we return an itemized quote with any travel listed as its own line. On scan day a technician works through the building while it stays open; a typical suite or store is captured in hours. The scans are registered into one point cloud, the drawings are drafted from it, and you review the set before final delivery.

Lombard FAQ

What does it cost?
The quote depends on floor area, how much is in the space, which deliverables you want and travel. Point cloud plus 2D CAD is the base tier; a Revit model adds drafting time. Lines are itemized so you can trim.

Is it worth bringing you in from out of town?
Lombard is close to our Chicago work, so travel is minor. For a retail fit-out, a medical office or a multi-tenant building, measured drawings are usually cheaper than the rework that follows an inaccurate base plan.

How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and the Matterport Pro3, and every dimension in the deliverables comes from the point cloud. Suspended ceilings, soffits and ductwork are captured where they are, not where the old plans say they are.

Does the building have to close?
No. Scanning is non-contact and quiet, so staff and customers stay. After-hours visits are available for busy floors.

Will the drawings work for my permit?
Yes, as the existing-conditions base. In Lombard, permit applications are taken in by the Building Division of the Village of Lombard Community Development Department, which routes them for plan review and issues the permit. Your architect or engineer files; our drawings make the existing conditions in the submittal reliable.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

  • Luxury Kitchen Pre-Install in Chicago
    Chicago, IL · 400 sq ft · 2025
Before the cabinets went in, ADS measured every accessible lighting, HVAC and plumbing outlet in this kitchen and confirmed placement on site. Scope was limited to visible components so the data stayed reliable.
  • Windsor, Easton Town Center
    Columbus, OH · 4,358 sq ft · 2025
Visibility from the mall corridor mattered for branding, so the facade and large windows of this second-floor, 4,358 sq ft store were captured precisely. Annotated CAD drawings highlighted customer zones, fitting rooms and storage for the new Windsor layout.
  • Daylight Coffee, Pinehurst Drive
    Basehor, KS · 1,750 sq ft · 2024
A 1,750 sq ft corner-lot coffee shop with storefront windows and exposed ceilings, scanned to guide design revisions and renovation. ADS delivered a point cloud, 360° digital twin, floor, roof and ceiling plans, elevations, and AutoCAD and PDF sheets.
