Downtown office towers, the medical campuses along the river, and the warehouses that became the River Market: Little Rock has the largest stock of commercial space in Arkansas, and much of it has been altered many times since its drawings were made. ADS documents what is there now with a LiDAR scan. The scans are registered into a 3D point cloud and the deliverables are produced from it: 2D CAD floor plans, reflected ceiling plans, elevations and sections in AutoCAD and PDF; a Revit model at LOD 200–300; a 360° digital twin; MEP and structural elements where scoped; and BOMA/REBNY area calculations for lease work, on request.

What does it cost?
Four drivers: floor area, interior complexity, deliverables and travel. Point cloud with 2D CAD is the lowest tier; a Revit model adds drafting time. The quote is itemized so you can remove what you do not need.
Is it worth bringing you in from out of town?
For an office floor, a medical building or a River Market warehouse, yes: the scan is a day or less on site and the rest is remote, so travel is a small fraction of the total. On one small suite it weighs more, which is why it is its own line.
How accurate is it?
Every dimension is taken by the scanner, and the drawings are traced from the point cloud rather than from old plans. We choose the Leica RTC360, Leica BLK2GO or Matterport Pro3 to fit the space.
Does the building have to close?
No. Tenants, patients and staff stay; the technician works around them, and after-hours scanning is available for busy floors.
Will the drawings work for my permit?
Yes, as the existing-conditions base for your architect's or engineer's submittal. In Little Rock, building permits are issued by the Planning and Development Department's Building Permit Desk, and applications, plans and inspection requests go through the city's online building permits portal. Your design professional files; we make sure the existing conditions are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are handed to you and your consultants.
