What you get
The difference between an ADS as-built and a tape-measured plan is where the numbers come from. We scan the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3 LiDAR scanner and register the scans into a single 3D point cloud. Every drawing is then drafted from that cloud, so a wall is where the scanner found it, not where an old plan said it should be.
What you receive, depending on scope: the point cloud itself; a 360° digital twin you can open in a browser; 2D CAD in AutoCAD and PDF covering floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300 for BIM teams; MEP and structural elements where you need them; and BOMA or REBNY area calculations on request.

What does it cost?
The price follows floor area, interior complexity, the deliverables you order and travel. Point cloud with 2D CAD is the base tier; a Revit model adds modeling time. Every quote is itemized so you can remove anything you do not need.
Is it worth bringing you in from out of town?
For most Lacey buildings, yes. The site visit is a single day for the typical office, store or clinic, drafting is done remotely from the point cloud, and travel is one line on the quote.
How accurate is it?
Measured, not assumed. LiDAR captures walls, ceilings, openings and exposed structure where they actually are, and the drawings are taken from that data. This is the base your architect or engineer should be working from before a renovation.
Does the building have to close?
No. Offices, retail and medical spaces stay open while we scan. We work around staff and visitors and can schedule evenings or weekends for busy spaces.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base for your design professional's submittal. In Lacey, permits are handled by the Community & Economic Development Department at 420 College Street SE, and the city runs an online permit portal for applications and payments. Your architect or engineer files; we make sure the existing conditions are right.
Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are delivered to you and your consultants.
