What you get

An as-built from ADS is a measured record of your Knoxville building, produced from a laser scan rather than a tape. Scope decides what you receive: a registered 3D point cloud; a 360° digital twin you can walk through online; 2D CAD drawings in AutoCAD and PDF covering floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300 for BIM teams; and exposed MEP and structural elements where you want them documented. BOMA and REBNY area calculations are available on request.

We have not yet published a Knoxville project. Our nearest work sits a few hours away in Charlotte and Atlanta: the Gallery House in Charlotte, a 10,443 sq ft commercial building scanned in February 2025; the Fendi boutique at Phipps Plaza in Atlanta, 5,132 sq ft captured in June 2022 with a Matterport Pro3; and the 1,838 sq ft Lucky Goat Coffee at Stonebridge Village in Flowery Branch, Georgia, from November 2024.

How a Knoxville project runs: you give us the address, approximate square footage and deliverables; we quote, with travel shown as its own line. A technician scans the building in a single visit while it stays in use, whether that is a downtown storefront, a suburban office or a house. The scans are registered into one point cloud, the drawings or model are drafted from it, and you review before final delivery.

Knoxville FAQ

What does it cost?
Price is set by square footage, how complex the interior is, the deliverables you need and travel to Knoxville. Point cloud and 2D CAD is the entry tier; a Revit model costs more because it takes longer to build. We itemize so you can trim.

Is it worth bringing you in from out of town?
For most projects, yes. The scan takes one visit, so travel is a single line item, and drafting happens off site regardless of where the building is. Several Knox County properties can share one trip.

How accurate is it?
We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the registered point cloud, so dimensions in the set are measured values, not assumptions.

Does the building have to close?
No. We scan during business hours around staff and visitors. If a tenant would rather not have us there during trading, an evening session works.

Will the drawings work for my permit?
Yes. The set serves as the existing-conditions base your architect or engineer submits to the City of Knoxville Plans Review & Inspections department at 400 Main Street, Suite 475, which handles commercial and residential alteration permits and runs an online permitting portal. Your design professional files the application; we make sure the existing conditions in it hold up.

Who owns the files?
You do. Every deliverable, including the point cloud, is handed over to you and your consultants.
