What ADS hands over is a measured description of your Kettering building that your design team can draw on directly. We capture the space with a LiDAR scanner and register the scans into a 3D point cloud; from there you pick the outputs: 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements where they are in scope, and a 360° digital twin you can open in a browser to check a condition without driving over. BOMA or REBNY area calculations are available on request.
Kettering does not yet have a published ADS project. Our closest work is the Windsor store at Easton Town Center in Columbus, a 4,358 sq ft retail space documented in 2025. In the wider Midwest we completed a 400 sq ft pre-installation survey of a luxury kitchen in Chicago in June 2025 and scanned Daylight Coffee in Basehor, Kansas, a 1,750 sq ft corner café with storefront glazing and an exposed ceiling, in May 2024.
How a Kettering project runs: you send the address, approximate square footage and the deliverables you want; we return an itemized quote with travel as its own line. We register the scans into one point cloud, draft the drawings from it, and send you the set to review before the final files are released.

What does it cost?
Floor area, the amount of detail inside the space, the deliverables you choose and travel determine the price. Point cloud plus 2D CAD is the lowest tier; a Revit model adds drafting hours. Quotes are itemized so you can remove what you do not need.
Is it worth bringing you in from out of town?
For a single small room, no. For a large or irregular building, a project that needs Revit or the point cloud itself, or a Kettering office, clinic or school whose drawings are decades old, one scanning visit captures everything and nobody returns for a missed dimension.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the point cloud, so every dimension in the set is measured, not assumed.
Does the building have to close?
No. Staff, patients and customers carry on while the technician works; the Basehor café stayed open during its scan.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal to the City of Kettering Department of Planning and Development, which takes construction permit applications at its permit counter or through the Access Kettering online portal. The design professional files; we make sure the existing conditions are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
