What you get

An as-built from ADS is a measured record of your building as it stands, not as the old drawings say it should be. We capture the space with LiDAR scanners, register the scans into one 3D point cloud, and draft everything else from that cloud: a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), and a Revit model at LOD 200–300 if your consultants work in BIM. Exposed ductwork, piping, beams and electrical runs are modeled when scoped, and BOMA or REBNY area calculations can be added.

Kenosha is the closest of our Wisconsin pages to our published Chicago work. In June 2025 we completed a pre-installation survey of a 400 sq ft space for a luxury kitchen there, the kind of small, exacting job where fit depends on measured dimensions. Elsewhere in the Midwest we documented the 4,358 sq ft Windsor store at Easton Town Center in Columbus (2025) and the 1,750 sq ft Daylight Coffee building in Basehor, Kansas (2024). We have not yet published a Kenosha project.

How a Kenosha project runs: you send the address, approximate square footage and the deliverables you want; we quote each item separately, with travel as its own line. A technician scans the building in one visit using a Leica RTC360, Leica BLK2GO or Matterport Pro3 while it stays in use. The point cloud is registered, the drawings are drafted from it, and you review and request revisions before the final set is issued.

Kenosha FAQ

What does it cost?
Four things set the price: floor area, how much there is to document (fit-out, millwork, exposed MEP), the deliverables you choose, and travel. Point cloud and 2D CAD is the lowest tier; Revit adds modelling time. The quote is itemized, so you can strip it back.

Is it worth bringing you in from out of town?
Kenosha is close to Chicago, where our nearest published project is, and travel appears as one line on the quote. Scanning takes a single visit; registration and drafting are done remotely, so distance does not change the deliverable.

How accurate is it?
The drawings are drafted from the registered point cloud, not from hand measurements. We use the Leica RTC360, Leica BLK2GO and Matterport Pro3, and every dimension on the sheet is traceable back to the scan.

Does the building have to close?
No. Stores, offices and plants stay open while we scan; we work around people and can schedule around shifts or after hours.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a renovation, addition or tenant-improvement application. In Kenosha, permits are handled by the City Inspections Department's Building Inspection division at 625 52nd St., Room 100. We do not file the application; we make sure the existing conditions in it are correct.

Who owns the files?
You do. The CAD, PDF, Revit and point-cloud files are yours to share with your consultants.
