What you get

Joliet is a logistics town with an old downtown attached, which means two very different as-built problems: a distribution building where the question is column grid, clear height and dock positions, and a limestone-era commercial block where nothing is square and the drawings, if they exist, are decades old. ADS handles both the same way. A technician scans with a Leica RTC360, Leica BLK2GO or Matterport Pro3, and the drawings are drafted from the registered point cloud.

The deliverables you can order: the 3D point cloud; a 360° digital twin for checking conditions remotely; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections); a Revit model at LOD 200–300 for BIM; MEP and structural elements where scoped; and BOMA or REBNY area calculations on request.

We have not yet published a Joliet project. The nearest is in Chicago, where we scanned a 400 sq ft luxury kitchen in June 2025 as a pre-installation survey. In the rest of the Midwest we have documented Daylight Coffee in Basehor, Kansas (1,750 sq ft, 2024) and the Windsor store at Easton Town Center in Columbus, Ohio (4,358 sq ft, 2025).

How a Joliet project runs: you send the address, approximate square footage and deliverables; we quote, with travel itemized on its own line. The scan is one visit and operations continue. We register the scans into a single point cloud, draft the set and send it for your review before issuing final files.

Joliet FAQ

What does it cost?
Floor area, interior complexity, the deliverables you choose and travel. A clear-span warehouse is faster to draft than a fitted-out office, and point cloud plus 2D CAD costs less than adding a Revit model. The quote is itemized.

Is it worth bringing you in from out of town?
Yes for almost any commercial or industrial building. Travel is a single line on the quote and the scan is a single visit; a large warehouse is usually captured in one day.

How accurate is it?
Dimensions come from the point cloud rather than a tape, so column spacing, clear heights and wall positions are measured. Reflective surfaces are handled on site with per-area scanner settings.

Does the building have to close?
No. Warehouses keep shipping and offices keep working; the technician works around forklifts and staff, and after-hours scanning can be arranged.

Will the drawings work for my permit?
Yes, as the existing-conditions base your architect or engineer submits. In Joliet, permits are handled by the Building & Inspectional Services Division of the City's Community Development Department at City Hall, 150 W. Jefferson Street, which reviews plans, issues building permits and performs construction inspections. Your design professional submits; we make sure the existing conditions in the set are right.

Who owns the files?
You do. Point cloud, CAD, PDF and Revit files go to you and the consultants you name.

  • Luxury Kitchen Pre-Install in Chicago
    Chicago, IL · 400 sq ft · 2025
Getting MEP positions right in this luxury kitchen was the central concern. ADS developed refined sections and elevations that confirmed alignment and system integration, and the final model let the manufacturer's team plan installation smoothly with fewer site hours.
  • Daylight Coffee, Pinehurst Drive
    Basehor, KS · 1,750 sq ft · 2024
ADS recorded the walls, framing and partitions of this Daylight Coffee shop directly from LiDAR data, giving the design team as-built plans and elevations for planning and compliance work.
  • Windsor, Easton Town Center
    Columbus, OH · 4,358 sq ft · 2025
Visibility from the mall corridor mattered for branding, so the facade and large windows of this second-floor, 4,358 sq ft store were captured precisely. Annotated CAD drawings highlighted customer zones, fitting rooms and storage for the new Windsor layout.
