An ADS as-built is drawn from a LiDAR scan of your building, not from a tape. Depending on scope you get a registered 3D point cloud, a 360° digital twin to walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements where they are needed, and BOMA or REBNY area calculations on request.

Our largest Florida project is the Gulfstream Mall in Hallandale Beach, a 506,000 sq ft open-air complex of retail, dining and office space documented in 2021 for renovation, leasing and expansion planning. The crew combined terrestrial LiDAR scanning with drone photogrammetry to cover the roofs and grounds, and delivered a point cloud, georeferenced orthophotos, as-built roof plans and site plans, and a Matterport walkthrough the leasing team could open remotely. In Miami-Dade we scanned a 15,000 sq ft commercial warehouse in North Miami in May 2025; a 2,666 sq ft body-wellness medical suite in Edgewater in November 2024, modeled at LOD 300 with the ducts and sprinklers traced above the cabinetry and full-height glazing over the water; and in August 2022 the 28,405 sq ft National Hotel in Miami Beach's Art Deco Historic District, including its lobby, kitchen, basement, pool and terrace.
