When a Hoboken building's drawings no longer match what is standing, a renovation or fit-out needs a base set that does. ADS produces it from a LiDAR scan: a registered 3D point cloud, a 360° digital twin, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300, and MEP and structural elements where scoped. BOMA or REBNY area calculations are available on request, which matters for lease plans on either side of the river.

In July 2024 we documented a 2,500 sq ft office suite, and that autumn a 2,590 sq ft Russian Nails salon in Midtown South with a Matterport Pro3. What does it cost?
Floor area, the amount of detail, the deliverables you choose and travel. Point cloud and 2D CAD is the base tier; a Revit model or REBNY area calculations add drafting time. Every line is itemized.
Is it worth bringing you in from out of town?
Our Manhattan projects are a river crossing away, and travel is in any case one line on the quote. The scan itself is usually a single visit.
How accurate is it?
We scan with Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the point cloud. Dimensions are measured on site, never copied from a previous set.
Does the building have to close?
No. Apartments, offices and shops stay occupied while the technician works, and after-hours scanning can be arranged for busy retail floors.
Will the drawings work for my permit?
Yes. The set is the existing-conditions base your architect or engineer files. New Jersey construction permits are issued under the state Uniform Construction Code by the municipal construction official; in Hoboken, the city code requires a certificate of zoning compliance before the Construction Code Official issues a building permit. Your design professional handles the submittal.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit are delivered to you and your consultants.
