Every ADS as-built begins with a LiDAR scan of the building and ends with drawings your design team can work from. Depending on scope you receive a registered 3D point cloud, a 360° digital twin you can open in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), and a Revit model at LOD 200–300. MEP and structural elements are documented when you ask for them, and BOMA or REBNY area calculations are available on request.

How a Great Falls project runs: send us the address, approximate square footage and the deliverables you need, and we return an itemized quote with travel listed as its own line, since we do not keep a crew in Montana. On scan day a technician works through the building with a Leica RTC360, BLK2GO or Matterport Pro3; a shop, office or house stays in use. What does it cost?
Floor area, how much is in the space (bare shell versus finished interior with exposed ductwork and millwork), the deliverables you choose and travel set the price. Point cloud plus 2D CAD is the lowest tier; a Revit model adds drafting time. Each quote is itemized so you can remove what you do not need.
Is it worth bringing you in from out of town?
For a single small room, probably not. For a full building, a multi-tenant property or anything that will be drawn in Revit, one scan visit replaces repeated measuring trips, and the travel line is usually a small share of the total. We tell you the travel cost before you commit.
How accurate is it?
Dimensions come from the point cloud, not a tape, so they are measured rather than assumed. The scanners we use are the Leica RTC360, Leica BLK2GO and Matterport Pro3.
Does the building have to close?
No. We scan around staff, customers and residents, and can schedule early or late if a space is busy.
Will the drawings work for my permit?
Yes, as the existing-conditions base your architect or engineer submits with a renovation or tenant-improvement application. In Great Falls, building permits and plan review go through the City of Great Falls Building Safety Division, part of Planning & Community Development, at the Civic Center, 2 Park Drive South. Your design professional handles the submittal.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
