What you get

If you are renovating a hotel, restaurant or storefront in Grapevine, the first thing your architect needs is a reliable record of what is there now. ADS produces that record with a laser scan. A technician captures the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3; the scans are registered into one 3D point cloud; and we draft from it whatever your scope calls for: 2D CAD floor plans, reflected ceiling plans, elevations and sections in AutoCAD and PDF, a Revit model at LOD 200–300, a 360° digital twin, and MEP or structural elements when requested. BOMA or REBNY area calculations are available.

We have not yet published a Grapevine project. The closest ADS work is in Dallas: the James Perse store at 3337 N Fitzhugh Avenue, 2,798 sq ft, scanned in April 2025, and a 4,635 sq ft single-level brick and wood home in Hillcrest from the same season. Our largest Texas job to date is Brown Subaru in Amarillo, an 8,200 sq ft dealership scanned with the Leica RTC360 in November 2024.

How a Grapevine project runs: you send the address, approximate area and the deliverables you want, and we return an itemized quote with travel as its own line. The scan is typically a single visit and the property stays open. We then register, draft, send the set for your review and revise before delivery.

Grapevine FAQ

What does it cost?
Price follows floor area, the density of what has to be drawn (a hotel corridor is simpler than a restaurant kitchen full of equipment), the deliverables you select and travel. Point cloud with 2D CAD is the entry tier; Revit adds modelling time. Quotes are itemized.

Is it worth bringing you in from out of town?
In most cases, yes. Our recent Dallas work is a short drive from Grapevine, so travel is a small line, and all drafting happens remotely regardless of where the building is.

How accurate is it?
The drawings are traced from a point cloud made of millions of measured points, so dimensions are recorded rather than estimated. That matters when new millwork, storefront glass or furniture has to fit an existing space.

Does the building have to close?
No. Hotels, restaurants and shops keep operating while we scan; we work around guests and staff, and overnight or early-morning scanning can be arranged for busy floors.

Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base for your architect's or engineer's application to the City of Grapevine Building Services Department at 200 S. Main Street, the city's enforcement agency for building codes. They submit; we make sure the existing conditions are correct.

Who owns the files?
You do. We deliver the point cloud, CAD, PDF and Revit files to you and whoever you designate.
