What you get

Grand Island has plenty of buildings that have been added to, re-roofed and re-partitioned since their last set of drawings. When you need to know what is really there, we scan it. A technician captures the building with a Leica RTC360, Leica BLK2GO or Matterport Pro3, and the drafting team works only from that point cloud.

Depending on scope, you receive a registered 3D point cloud; a 360° digital twin you can open in a browser; 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections); a Revit model at LOD 200–300; MEP and structural elements where scoped; and BOMA or REBNY area calculations on request.

We have not yet published a Nebraska project. The nearest is the 1,750 sq ft Daylight Coffee store on Pinehurst Drive in Basehor, Kansas, documented in May 2024; its architectural designer, John Burgess, left a testimonial on that project page. Our other Midwest work includes a 400 sq ft luxury kitchen pre-installation survey in Chicago (June 2025) and the 4,358 sq ft Windsor store at Easton Town Center in Columbus, Ohio (2025).

How a Grand Island project runs: you send the address, approximate square footage and the deliverables you need, and we return an itemized quote with travel on its own line, since we do not have a crew in Grand Island. The building stays open on scan day. The scans are registered into one point cloud, the drawings are drafted from it, and you review the set before final delivery.

Grand Island FAQ

What does it cost?
The quote depends on floor area, how much detail there is to draw, the deliverables you want and travel to Grand Island. Point cloud with 2D CAD is the base tier; a Revit model adds drafting time. Every quote is itemized.

Is it worth bringing you in from out of town?
For most commercial and industrial buildings, yes. Scanning takes hours, so travel is a small line, and the Basehor, Kansas project below was done exactly this way.

How accurate is it?
Drawings are drafted from a registered point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners. Dimensions are measured, not estimated from a tape or an old plan.

Does the building have to close?
No. We scan during normal hours and work around staff, customers and equipment; evenings and weekends can be arranged.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a renovation or addition submittal to Grand Island's Building Services division, part of the city's Community Development department, which accepts permit applications through its online portal. Your design professional handles the filing; we make sure the existing conditions in it are right.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

  • Daylight Coffee, Pinehurst Drive
    Basehor, KS · 1,750 sq ft · 2024
ADS recorded the walls, framing and partitions of this Daylight Coffee shop directly from LiDAR data, giving the design team as-built plans and elevations for planning and compliance work.
  • Luxury Kitchen Pre-Install in Chicago
    Chicago, IL · 400 sq ft · 2025
Getting MEP positions right in this luxury kitchen was the central concern. ADS developed refined sections and elevations that confirmed alignment and system integration, and the final model let the manufacturer's team plan installation smoothly with fewer site hours.
  • Windsor, Easton Town Center
    Columbus, OH · 4,358 sq ft · 2025
Distinct floor finishes, fixed wall cabinetry along broad sales areas, generous fitting rooms and distributed ceiling lighting characterized this Columbus mall unit ahead of its adaptation for Windsor. ADS documented architectural and MEP systems across its sales and service areas.
