What you get
Older industrial and commercial buildings are where as-builts earn their keep, because the original drawings are usually gone or wrong. ADS scans the building with LiDAR and delivers, as scoped: a registered 3D point cloud, a 360° digital twin you can tour in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and exposed MEP and structural elements such as beams, columns, ductwork and conduit runs.
We have not yet published a Gary project. Our nearest work is across the state line in Chicago, where in June 2025 we surveyed a 400 sq ft luxury kitchen before installation so the cabinetry could be fabricated to the room as built. In Columbus, Ohio, we documented Windsor at Easton Town Center, a 4,358 sq ft store, in 2025, and in May 2024 we scanned the 1,750 sq ft Daylight Coffee building in Basehor, Kansas.

What does it cost?
Floor area, complexity, deliverables and travel. A large open industrial floor documents faster per square foot than a subdivided office; a point cloud with 2D CAD costs less than the same job with Revit and MEP. Each line on the quote is separate.
Is it worth bringing you in from out of town?
Gary is close to our Chicago work, so the trip is short and the travel line is small relative to the job. For a portfolio of properties across Lake County, one visit can cover several.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and the Matterport Pro3 and draft from the registered point cloud; dimensions are measured on site, not inherited from old plans.
Does the building have to close?
No. We scan around operations, and vacant buildings need only access and a walkthrough with whoever holds the keys.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a renovation, change-of-use or demolition application. In Gary that goes to the City of Gary Building Department at 401 Broadway, which also takes applications online; your design professional handles the submittal.
Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are delivered to you and your consultants.
