Garland borders Dallas, where our two latest Texas projects were documented, so the nearest proof of our work is a few miles away. A Garland project itself is not yet on our site.
The James Perse store at 3337 N Fitzhugh Ave, 2,798 sq ft of finished retail, was scanned April 2–8, 2025. A 4,635 sq ft single-level brick and wood house in Dallas's Hillcrest area was documented March 28–April 4, 2025. Farther west, the 8,200 sq ft Brown Subaru dealership in Amarillo was captured with a Leica RTC360 in November 2024, with floor plans, elevations and sections delivered for a renovation.
For a Garland building you choose the deliverables. The registered 3D point cloud is always produced. From it we draft 2D CAD in AutoCAD and PDF: floor plans, reflected ceiling plans, elevations and sections. A Revit model at LOD 200–300 is available for BIM teams, a 360° digital twin lets you walk the building in a browser, and MEP or structural elements are documented when scoped, which matters in warehouse and light-industrial space. BOMA or REBNY area calculations are available on request.
Process: send the address, approximate square footage and the deliverables; we quote with travel as its own line. The scan is one visit with the building in operation. We register the scans, draft, and you review before final delivery.

What does it cost?
Price tracks floor area, how much is in the space (an open warehouse bay is faster than a finished clinic), the deliverables you order and travel. Point cloud with 2D CAD is the base tier; Revit adds drafting. The quote is itemized.
How accurate is it?
Dimensions come from a registered point cloud captured with Leica RTC360 and BLK2GO scanners and Matterport Pro3. Column grids, dock heights and clear heights are measured, not read off old plans.
Does the building have to close?
No. Warehouses keep shipping, shops stay open and offices keep working while we scan around activity. Where forklift traffic is heavy we can come before or after shifts.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits with a finish-out or remodel application to the City of Garland's building department. Your design professional files; we make sure the existing conditions in the file are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
