What you get

Every ADS as-built begins with a LiDAR scan and ends with drawings your design team can build from. In Farmington Hills that means a technician scans your building with a Leica RTC360, Leica BLK2GO or Matterport Pro3, the scans are registered into a single 3D point cloud, and the drawings are drafted from that point cloud rather than from tape measurements. Depending on scope you receive the registered point cloud, a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, MEP and structural elements where you need them, and BOMA or REBNY area calculations on request.

We have not yet published a Farmington Hills project. The nearest is the Windsor store at Easton Town Center in Columbus, Ohio, a 4,358 sq ft retail unit documented in 2025. In Chicago the same year we carried out a 400 sq ft pre-installation survey of a luxury kitchen, and in 2024 we documented the 1,750 sq ft Daylight Coffee building on Pinehurst Drive in Basehor, Kansas.

How a Farmington Hills project runs: you send the address, approximate square footage and the deliverables you want; we return an itemized quote with travel listed as its own line, since we do not keep a crew in Oakland County. On scan day the technician works through the space while the building stays open. We register the scans, draft the set, and you review it before final delivery.

Farmington Hills FAQ

What does it cost?
Price follows floor area, how much is in the space (an empty office floor is faster to document than a finished clinic with ceilings full of ductwork), which deliverables you order and travel to Farmington Hills. Point cloud plus 2D CAD is the base tier; a Revit model adds modelling time. The quote is itemized so you can remove what you do not need.

Is it worth bringing you in from out of town?
For one small room, probably not. For a whole floor, a multi-tenant building or anything an architect will redesign from, a measured point cloud usually costs less than the field time and change orders that come from drawing to assumptions. Travel is one line on the quote, so you can judge it directly.

How accurate is it?
Dimensions come from the LiDAR point cloud, not from hand measurement, and the drawings are drafted on top of it. Glass partitions and polished floors, common in office interiors, are handled by adjusting scanner settings on site.

Does the building have to close?
No. Scanning is non-contact and quiet; staff and tenants keep working while the technician moves through. After-hours scanning can be arranged where security or privacy requires it.

Will the drawings work for my permit?
Yes, as the existing-conditions base for your submittal. In Farmington Hills, building, plumbing, electrical and mechanical permits are issued by the city's Building Division at 31555 W. Eleven Mile Road, which reviews plans and inspects new and renovated structures. Your architect or engineer files the application; our job is to make sure the existing conditions in it are right.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.

  • Windsor, Easton Town Center
    Columbus, OH · 4,358 sq ft · 2025
A 4,358 sq ft second-floor corner unit at Easton Town Center being adapted for a new Windsor store. ADS delivered a LiDAR point cloud, a 360° digital twin, an LOD 300 Revit model and annotated AutoCAD and PDF sheets.
  • Luxury Kitchen Pre-Install in Chicago
    Chicago, IL · 400 sq ft · 2025
Before the cabinets went in, ADS measured every accessible lighting, HVAC and plumbing outlet in this kitchen and confirmed placement on site. Scope was limited to visible components so the data stayed reliable.
  • Daylight Coffee, Pinehurst Drive
    Basehor, KS · 1,750 sq ft · 2024
Outdoor seating and on-site parking came with this Basehor coffee shop's prominent corner lot, and large storefront windows brought natural light inside. ADS captured the existing layout with LiDAR to guide renovations and spatial coordination.
