What you get
A typical Everett as-built starts with a short exchange: you send the address, the approximate square footage and the deliverables you need, and we return an itemized quote with travel listed separately. A technician then scans the building in a single visit using a Leica RTC360, Leica BLK2GO or Matterport Pro3, while the space stays in use. Back in the office the scans are registered into one point cloud and the drawings are drafted from it. You review the set, we make revisions, and the final files are delivered.
What those files are depends on your scope. The point cloud itself is the measured record of the building. A 360° digital twin lets anyone on the team look at conditions from a browser. 2D CAD in AutoCAD and PDF covers floor plans, reflected ceiling plans, elevations and sections. A Revit model at LOD 200–300 is available for BIM workflows, exposed MEP and structure can be included, and BOMA or REBNY area calculations are available on request.
We have not yet published an Everett or Snohomish County project. Our nearest work is the Maurices store at The Outlet Collection Seattle in Auburn, a 4,747 sq ft retail unit documented in June and July 2025 for the designers at Alloi. Everett's industrial buildings, downtown storefronts and offices all follow the same workflow.

What does it cost?
Floor area, interior complexity, the deliverables you select and travel determine the price. A point cloud and 2D CAD set is the base tier; a Revit model is an additional line. Quotes are itemized so you can trim scope.
Is it worth bringing you in from out of town?
For an Everett building, yes in most cases. The scan is one visit, drafting is done from the point cloud afterwards, and travel is a single line on the quote rather than a reason to settle for a lower-quality survey.
How accurate is it?
The drawings are measured from LiDAR data, not from a tape or from old plans, so column grids, wall thicknesses and ceiling heights reflect the building as it is. That is what you want before a tenant improvement in an older industrial shell.
Does the building have to close?
No. We scan around staff, tenants and operations; a warehouse floor or an office can keep working while we move through it, and we can come outside business hours if needed.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base for your architect or engineer's submittal. In Everett, permits run through Permit Services on the second floor of the Everett Municipal Building at 2930 Wetmore Avenue, with online applications through eTRAKiT. We make sure the existing conditions are right; your design professional handles the rest.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit files are delivered to you and your consultants.
