What you get

ADS produces as-built drawings from a LiDAR scan rather than a hand survey, and a Eugene project can be scoped to any mix of the following: a registered 3D point cloud, a 360° digital twin you can open in a browser, 2D CAD drawings in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections) and a Revit model at LOD 200–300 for BIM teams. Exposed MEP and structural elements are documented where scoped, and BOMA or REBNY area calculations are available on request.

We have not yet published a Eugene project or any other work in Oregon. To the north, in Auburn, Washington, we documented the Maurices store at The Outlet Collection Seattle, 4,747 sq ft, in June and July 2025. To the south, in Grass Valley, California, we scanned a 3,754 sq ft single-level veterinary clinic inside a retail complex in July 2024, delivering a point cloud, digital twin, annotated AutoCAD and PDF sheets and a full photo record within eight days. In January 2025 we scanned the 146,404 sq ft Solana Beach Shopping Mall in California.

How a Eugene project runs: you send the address, approximate square footage and the deliverables you want, and we return an itemized quote with travel to Eugene on its own line. On scan day a technician works through the building while it stays open. The scans are registered into one point cloud, drafting follows, and you review the drawings before final delivery.

Eugene FAQ

What does it cost?
Floor area, how much is inside the space, the deliverables you choose and travel decide the price. Point cloud plus 2D CAD is the base tier; a Revit model adds drafting time. Everything is itemized, so you can drop what you do not need.

Is it worth bringing you in from out of town?
For most buildings, yes. The scan takes hours, not days, so travel is one modest line against a set of drawings you will reuse for years. Our Washington and California projects were all done this way.

How accurate is it?
Dimensions are measured from a registered point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners. Nothing is assumed from a tape or an old plan.

Does the building have to close?
No. We scan around staff, students and customers during normal hours; after-hours sessions can be arranged.

Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for a submittal to the City of Eugene's Building and Permit Services, which requires all permit applications to be submitted electronically through eBuild; the Permit Information Center is at 99 W 10th Ave. Commercial work in Oregon is reviewed under the 2022 Oregon Structural Specialty Code. Your design professional files; we make sure the existing conditions are right.

Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you to share with your consultants.
