What you get
Elgin's building stock runs from the older masonry blocks of downtown along the Fox River to newer industrial and office space on the edges of the city, and the older the building, the less likely its drawings match it. ADS measures the building as it stands. A technician scans it with a Leica RTC360, Leica BLK2GO or Matterport Pro3 LiDAR scanner, and every drawing is drafted from the registered point cloud.
The deliverables you can order: the 3D point cloud; a 360° digital twin for walking the building from a browser; 2D CAD drawings in AutoCAD and PDF, including floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300 for teams working in BIM; MEP and structural elements where the job needs them; and BOMA or REBNY area calculations on request.
We have not yet published an Elgin project. The nearest is in Chicago, where we completed a 400 sq ft luxury kitchen pre-installation survey in June 2025. Further afield in the Midwest we scanned Daylight Coffee in Basehor, Kansas (1,750 sq ft, 2024) and the Windsor store at Easton Town Center in Columbus, Ohio (4,358 sq ft, 2025).

What does it cost?
Floor area first, then interior complexity, then the deliverables you choose, then travel. Point cloud with 2D CAD is the base tier and a Revit model adds drafting time. The quote is itemized so anything you do not need can come off.
Is it worth bringing you in from out of town?
For most buildings, yes. Travel is a single line on the quote and the scan is one visit; a set drafted from a point cloud is used for the rest of the project.
How accurate is it?
Dimensions are taken from the point cloud, not from a tape or an old plan. Glass and reflective finishes are handled on site by adjusting scanner settings per area rather than patched later.
Does the building have to close?
No. Shops, offices and industrial floors stay open; the technician works around people and equipment, and after-hours scanning can be arranged.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base for a renovation, addition or tenant build-out application. Your architect or engineer submits it to the City of Elgin's building department; our job is to make sure the existing conditions in it are right.
Who owns the files?
You do. The point cloud, CAD, PDF and Revit files are delivered to you and the consultants you name.
