Dunwoody FAQ
What does it cost?
Floor area, the amount of detail in the space, the deliverables you choose and travel set the price. A point cloud with 2D CAD floor plans is the lowest tier; sections, elevations and a Revit model each add drafting time. The quote is itemized so you can drop lines you do not need.
Is it worth bringing you in from out of town?
Usually, yes. Travel is a single line on the quote, a café or suite the size of the Dunwoody Park Plaza shop is scanned in one visit, and all drafting is done from the point cloud afterwards, so there is no second trip to pay for.
How accurate is it?
Every dimension is taken from the point cloud captured with Leica RTC360, Leica BLK2GO or Matterport Pro3 scanners, not from a tape. Reflective storefront glass and polished counters are managed on site by adjusting scanner settings in each area.
Does the building have to close?
No. Cafés, shops and offices stay open; we work around customers and staff. Homes are scanned with the owner present if preferred.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal. Inside Dunwoody, building permits are issued by the City of Dunwoody Community Development Department at 4800 Ashford Dunwoody Road. Property in unincorporated DeKalb County goes to the DeKalb County Department of Planning & Sustainability instead, so check which side of the city line the address sits on.
Do you handle restaurant and café fit-outs?
Yes. Both Lucky Goat Coffee shops were café spaces, where the counter line, equipment positions and ceiling heights matter to the kitchen and MEP designers; we document them when scoped.
Who owns the files?
You do. Point cloud, CAD, PDF and Revit files are delivered to you and whichever consultants you name.

A 1,838 sq ft corner cafe at Stonebridge Village, surveyed to support Lucky Goat Coffee's expansion. ADS delivered a LiDAR point cloud, a 360° digital twin, floor and reflected ceiling plans, and AutoCAD files with annotated PDF sheets. - Fendi, Phipps Plaza
Atlanta, GA · 5,132 sq ft · 2022
Mirrored surfaces and uneven lighting in this mall space called for an adjusted capture strategy. ADS then stitched two separate units into one model, including their electrical, mechanical and structural systems.
