Older buildings rarely match whatever drawings survive for them. An ADS as-built replaces guesswork with a LiDAR scan: a Leica RTC360, Leica BLK2GO or Matterport Pro3 captures the building as it stands, including out-of-square walls, sloped floors and the exposed structure and services that a tape survey misses.
The result is a registered 3D point cloud. From it we draft 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), build a Revit model at LOD 200–300 for BIM teams, and deliver a 360° digital twin so your consultants can check conditions from anywhere. MEP and structural elements are documented when scoped, and BOMA or REBNY area calculations are available on request.

How a Duluth project runs: you send the address, approximate square footage and deliverables; we quote, with travel as its own line because no crew is based in northern Minnesota. Scanning is a walk-through with the building in use, and a multi-storey block is scheduled floor by floor. We register, draft, and send the set for your review before final delivery.

What does it cost?
Floor area, how complex the space is, the deliverables you choose and travel. Older buildings with exposed structure and irregular geometry take longer to draft than simple shells. Point cloud and CAD is the lowest tier; quotes are itemized.
Is it worth bringing you in from out of town?
For a multi-storey building, a waterfront commercial property or a full renovation, yes; the travel line is small against a design team working from inaccurate plans. For a single room we may tell you otherwise.
How accurate is it?
Dimensions are taken from the registered point cloud, so they are measurements, not assumptions. Sloped floors, out-of-plumb walls and settled structure show up as they are, which is exactly what you need in an older building.
Does the building have to close?
No. The scan is a walk-through with tenants and staff in place; multi-storey buildings are done floor by floor and after-hours work can be arranged.
Will the drawings work for my permit?
Yes, as the existing-conditions base. Duluth permits run through the city's Construction Services & Inspections Division, the one-stop shop for building, electrical, plumbing and mechanical permits, plan review and certificates of occupancy. Your architect or engineer files the submittal from our set.
Who owns the files?
You do. We deliver the point cloud, CAD, PDF and Revit files to you and to any consultant you name.
