What you get
If you are planning a tenant improvement, a remodel or a lease plan in Draper and the existing drawings are missing or wrong, an ADS as-built replaces them with measured data. We scan the building with a LiDAR scanner and deliver, depending on scope: a registered 3D point cloud; a 360° digital twin for checking conditions remotely; 2D CAD in AutoCAD and PDF with floor plans, reflected ceiling plans, elevations and sections; a Revit model at LOD 200–300; and MEP and structural elements where scoped. Area calculations to BOMA or REBNY standards are available on request.

What does it cost?
Three things move the number: how big the space is, how much is in it (open warehouse floor versus fitted-out office with exposed MEP), and which deliverables you order. Travel is a fourth, listed separately. Point cloud and CAD is the entry tier; Revit adds modeling time.
Is it worth bringing you in from out of town?
It depends on the building. For a large office, a distribution building or several spaces scanned on one trip, travel is a minor share of the quote. For a single small residence we will tell you if it is not.
How accurate is it?
We use Leica RTC360 and BLK2GO scanners and the Matterport Pro3, and draw every wall, column and ceiling height from the point cloud. The drawings reflect what is there, not what the original permit set said.
Does the building have to close?
No. One technician scans around your staff; an office or warehouse of typical size is captured in a day.
Will the drawings work for my permit?
Yes. Your architect or engineer uses them as the existing-conditions base for a submittal to the Draper City Building Division, which takes applications through its Online Services Portal. We supply the measured base; your design professional files.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud go to you and anyone you designate.
