Doral FAQ
What does it cost?
Price follows floor area, how much is in the building (an empty shell is quicker to draw than a fitted-out office or a warehouse full of racking and exposed services), which deliverables you need and the level of detail of any Revit model. Point cloud plus 2D CAD is the base tier; a Revit model adds modeling time. Quotes are itemized so you can remove what you do not need.
How accurate is it?
We measure with Leica RTC360 and BLK2GO scanners and Matterport Pro3, and every line in the drawings is taken from the point cloud rather than a tape. Glass curtain walls and polished floors, common in Doral's newer office parks, are handled on site by adjusting the scanner per area.
Does the building have to close?
No. Warehouses, offices and stores are scanned during normal operations; the crew works around staff, forklifts and customers, and can scan after hours if you prefer.
Will the drawings work for my permit?
Yes. The set is the existing-conditions base your architect or engineer submits with a tenant improvement, addition or change-of-use application. In Doral that goes to the City of Doral Building Department (8401 NW 53rd Terrace), which reviews under the Florida Building Code and the Miami-Dade County Code and takes all applications through its online permitting portal. Two Miami-Dade rules shape many Doral jobs: the county is in the Florida Building Code's High-Velocity Hurricane Zone, so openings and roofs are designed to HVHZ provisions, and buildings must be recertified at 30 years and every 10 years after that, a report your engineer prepares from current drawings.
Do you scan warehouses and distribution buildings?
Yes. The North Miami warehouse above is the pattern: phased scanning for full coverage of a large floor plate, dock doors and turning radii recorded, and a ceiling plan showing lights, ducts and sprinkler mains for the fit-out designer. Clear heights and column grids come straight out of the point cloud.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and whichever consultants you name.
