What you get
ADS gives a Davis building owner or designer one measured dataset and the drawings that come from it. After a LiDAR scan you receive, as scoped, a registered 3D point cloud, a 360° digital twin for walking the space in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP or structural elements where the design needs them. BOMA or REBNY area calculations on request.

How a Davis project runs: send the address, approximate square footage and deliverables; we quote, with travel as a separate line. A technician scans on the agreed day while the building stays in use. Scans are registered into one point cloud, drafted, and sent to you for review before the final files go out.

What does it cost?
Floor area, how much is inside the space, which deliverables you want and travel. Point cloud plus 2D CAD is the starting tier; a Revit model adds drafting time. Each quote is itemized so you can take out what you do not need.
Is it worth bringing you in from out of town?
Yes for most Davis buildings. The Grass Valley clinic was scanned and delivered in eight days; the scan itself is a matter of hours, so travel stays a small line and drafting costs the same as anywhere.
How accurate is it?
We scan with Leica RTC360 and BLK2GO scanners and Matterport Pro3 and draft from the point cloud. Dimensions are measured on site, not inferred from older plans, so additions and remodels show up as they were built.
Does the building have to close?
No. Staff, tenants and customers carry on during the scan; after-hours visits can be arranged for clinics or labs.
Will the drawings work for my permit?
Yes. Your architect or engineer uses the set as the existing-conditions base for the submittal to the City of Davis Building Division, 23 Russell Boulevard, which accepts applications by email. Applications on or after January 1, 2026 are reviewed under the 2025 California codes.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
