We have not yet published a Davie project. The nearest is Gulfstream Mall in Hallandale Beach, also in Broward County, a 506,000 sq ft shopping centre we documented in 2021, followed by the 15,000 sq ft Commercial Warehouse in North Miami, scanned in May 2025. In Miami we scanned the 126,500 sq ft Office Building in the Flagler District with a Leica RTC360 and the 6,372 sq ft Fendi Casa showroom in the Design District.
An ADS as-built starts with a LiDAR scan of your building, using a Leica RTC360, Leica BLK2GO or Matterport Pro3 depending on the space, and ends with drawings your architect, engineer or contractor can build from. Depending on scope you receive a registered 3D point cloud, a 360° digital twin you can walk through in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations and sections), a Revit model at LOD 200–300, and MEP and structural elements where you scope them. BOMA or REBNY area calculations are available on request.
How a Davie project runs: send the address, approximate square footage and the deliverables you want, and we quote. On scan day a technician works through the building while it stays open; travel from our Miami office at 1110 Brickell Ave is quoted as its own line. The scans are registered into one point cloud, the drawings are drafted from it, and you review the set before final delivery.

What does it cost?
Floor area, how complex the interior is, which deliverables you need and travel set the price. Point cloud and 2D CAD is the lowest tier; a Revit model adds drafting time. Every quote is itemized so you can drop what you do not need.
Is it worth bringing you in from out of town?
Our office is in Miami, so a Davie address is a drive rather than a flight, and the travel line on the quote reflects that. You get the same crew and workflow that documented Gulfstream Mall and the Flagler District office building.
How accurate is it?
Dimensions are measured by the scanner and drawn from the point cloud, not taped on site. Wall positions, ceiling heights and openings in the CAD set come from the registered scan.
Does the building have to close?
No. Stores, offices and warehouses are scanned during normal hours; we work around staff and customers, and after-hours scanning can be arranged.
Will the drawings work for my permit?
Yes, as the existing-conditions base your architect or engineer submits. In Davie, building permits go through the Town of Davie Building Division at 8800 SW 36th Street, which since January 2026 takes applications through its Online Application Submittal system. Statewide, condominium and co-op buildings three stories or taller fall under Florida's milestone inspection law (F.S. 553.899), and an accurate as-built set is usually the first thing the engineer asks for.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
