What you get
Every ADS deliverable is drafted from a laser scan of the building as it is today. Scoped to your job, that means a registered 3D point cloud, a 360° digital twin you can open in a browser, 2D CAD floor plans, reflected ceiling plans, elevations and sections in AutoCAD and PDF, and a Revit model at LOD 200–300 when your team works in BIM. Exposed MEP and structural elements are picked up when you need them, and BOMA or REBNY area calculations are available on request.
We have not yet published an Athens project. The nearest is Lucky Goat Coffee at Stonebridge Village in Flowery Branch, an 1,838 sq ft café documented in November 2024, and Fendi at Phipps Plaza in Atlanta, a 5,132 sq ft boutique scanned with a Matterport Pro3 in June 2022. In Charlotte we documented Gallery House, a 10,443 sq ft commercial building, in February 2025. A downtown Athens storefront, a renovated mill building or a student-housing block follows the same workflow as those jobs.
How an Athens project runs: you send the address, approximate square footage and the deliverables you want, and we return an itemized quote. ADS does not keep a crew in Georgia, so travel is quoted as its own line. On scan day a technician works through the building while it stays occupied. The scans are registered into one point cloud, the drawings are drafted from it, and you review the set before final delivery.

What does it cost?
Floor area, the amount of detail in the space, the deliverables you need and travel. The base tier is point cloud plus 2D CAD; Revit modeling and MEP documentation are separate lines. The quote is itemized so you can remove anything you do not need.
Is it worth bringing you in from out of town?
For anything larger than a single room, yes. A commercial building or a house is scanned in hours, so the travel line is a modest share of the job, and it is stated separately on the quote.
How accurate is it?
We scan with the Leica RTC360, Leica BLK2GO and Matterport Pro3 and draft from the registered point cloud. Older Athens buildings with out-of-square walls and settled floors are exactly where measured data beats a redrawn plan.
Does the building have to close?
No. Shops, restaurants, offices and occupied housing stay open while we scan, and we can work early or late to avoid peak hours.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits with a renovation, addition or change-of-use application. In Athens that goes to the Athens-Clarke County Building Permits and Inspections Department at 120 West Dougherty Street, which issues building, electrical, plumbing, mechanical and demolition permits for the unified government.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
