An ADS as-built is a LiDAR scan turned into working drawings. Scope it to your project and you receive a registered 3D point cloud, a 360° digital twin you can open in a browser, 2D CAD in AutoCAD and PDF (floor plans, reflected ceiling plans, elevations, sections), a Revit model at LOD 200–300 where your team works in BIM, MEP and structural elements when requested, and BOMA area calculations on request.

Beyond that, we scanned the 2,492 sq ft James Perse store at Scottsdale Fashion Square over the 2024–25 new year, and in 2022 the 1,147 sq ft TAG Heuer boutique at The Shops at Crystals in Las Vegas, captured with a Matterport Pro3 during mall hours around glass vitrines and mirrored columns. Victor Zamparelli of Zamparelli Architectural Group, the architect on that job, has used ADS since on Fendi and Rimowa stores.
How an Arvada project runs: send the address, approximate square footage and the deliverables you want; we quote line by line, with travel shown separately. A technician scans the building in one visit while it stays in use. The scans are registered into one point cloud, the drawings and model are drafted from it, and you review the set before final files are issued.

What does it cost?
Price follows floor area, how much there is to draw (a bare shell versus a finished interior with millwork and exposed services), the deliverables you choose and travel. Point cloud and 2D CAD is the base tier; a Revit model adds modeling time. Quotes are itemized.
Is it worth bringing you in from out of town?
For a whole building, yes. One technician makes one trip; registration, drafting and modeling happen in our office afterward, so travel is a fixed and modest line on the quote.
How accurate is it?
We scan with Leica RTC360, Leica BLK2GO and Matterport Pro3 units and draw from the point cloud, so every dimension on the sheet was measured on site.
Does the building have to close?
No. We work around staff, customers and residents; the TAG Heuer store in Las Vegas was scanned during mall hours.
Will the drawings work for my permit?
Yes. The set is prepared as the existing-conditions base your architect or engineer submits to City of Arvada Building Services at 8101 Ralston Road, which takes applications through its eTRAKiT portal, by email or over the counter at City Hall. Your design professional makes the submission; we make sure the existing conditions in it are right.
Who owns the files?
You do. CAD, PDF, Revit and the point cloud are delivered to you and your consultants.
