The High Stakes of Minimalist Architecture


Modernist architecture, such as the Spring Valley Modern Villa Residential Project, leaves no room for error. Minimalist design is characterized by clean lines, floor-to-ceiling glass, and a lack of decorative trim to hide gaps. In this environment, a measurement error of even 1/4 inch is catastrophic. If the window openings or structural cantilevers are documented incorrectly, custom-fabricated glass and steel will fail to fit, leading to months of delays.



Implementing a Scan-to-BIM Workflow


For the Villa Bonita project, ADS moved beyond 2D drawings into the realm of BIM services. Using the Matterport Pro3 and terrestrial LiDAR, we captured the complex, multi-level geometry of the villa. This was not a simple floor plan project; it was a high-fidelity data capture aimed at creating a digital twin.



Engineering the Digital Twin


The raw scan data was processed into an LOD 300 Revit Model. This Level of Development (LOD) ensures that structural elements and major MEP documentation are modeled to their actual size and location.


  • Clash Detection: We identified where the proposed HVAC ducting would have intersected with existing structural beams, allowing the design to be adjusted in the software—not on the job site.

  • Visualization: The 3D Revit model allowed the owners to "walk through" the renovation virtually, providing a level of clarity that 2D blueprints simply cannot match.



The Result: The Villa Bonita project transitioned from design to construction with zero "clash-related" change orders. Our precision-first approach ensured that the home's sleek, modern aesthetic was preserved without the need for unsightly on-site "fixes."
